Five Reasons To
Build On Site
Build-on-site isn't for every project. If your lot has good access and a standard building fits, hauled is faster and usually cheaper. Here's when on-site wins.
Access Restrictions
Narrow gates, tight driveways, mature trees, fences or sloped lots that make delivery physically impossible. Build-on-site removes the problem entirely.
HOA Roof Pitch Requirements
Some subdivisions require steeper pitches than DOT height limits allow for haul. Build-on-site lets us match any required spec without worrying about road clearance.
Buildings Too Big To Haul
We haul up to 16 feet wide and ~15 feet tall. 20x20 retreats, 24x32 shops, anything wider or taller has to be built on-site. We do those.
More Customization Options
Without haul dimensions to design around, we can do steeper roof pitches, taller walls, wider footprints and architectural details impossible to haul down the highway.
Concrete Pad Foundation
Want a concrete floor? Pour your pad ahead of time and we build directly on it. Wood framing on a concrete foundation, best of both worlds.

Plus Bigger
Anything that ships from our Laurinburg, NC plant can be built on-site, plus configurations the plant can't haul.
Standard Sheds
For customers whose access, HOA rules or roof-pitch requirements rule out a hauled delivery. Same shed, same LP SmartSide, same framing, just assembled where it'll live.
Custom Shops
Anything 20 feet wide or larger. 20x24, 24x32, 24x40, working spaces sized for the tools, equipment and projects you actually use, not what fits on a trailer.
Outdoor Retreats
She sheds, backyard offices, pool houses, hobby spaces, all the build-out we offer on hauled retreats, just built in place. Often the answer when the property doesn't allow hauled delivery.
Pavilions & Covered Structures
Open-air or partially enclosed. Useful for outdoor kitchens, patio shade, equipment cover, configurations too wide or tall to haul down the road.
Specialty Configurations
Stepped roofs, dormers, custom porches, multi-room layouts. The architectural details that don't survive a haul or wouldn't be road-legal in the first place.
What We Don't Do
We aren't a residential home builder. For custom sheds, shops and outdoor retreats up through the sizes we work in, build-on-site opens up options. For a full house build, that's a different specialty.
Manufacturer Pricing,
Not Contractor Rates
Most customers don't realize this: a general contractor builds your custom shed and charges contractor rates, labor markup, overhead, profit margin, all stacked in. We build it for the same building price as our hauled units, plus a flat $1,500–$2,000 build-on-site fee.
On a 20x24 or larger custom build, the savings versus hiring a general contractor is usually thousands of dollars. You're paying manufacturer pricing, not construction markup.
And yes, rent-to-own is available on most build-on-site projects with no credit check. Most customers don't realize you can rent-to-own a 20x24 custom-built wood shop on your property at manufacturer pricing. You can.

The building price is the same as our standard hauled units. On top of that, there's a flat $1,500–$2,000 build-on-site fee. For larger or more complex projects, get a specific quote, we price every build individually.
There's no hard upper limit on build-on-site the same way there is for hauled buildings. We've done 20x20 retreats, 24x32 shops and larger. Tell us the size you need and we'll confirm what our crew can execute.

Build-on-site projects typically take longer than hauled deliveries because of crew scheduling and on-site work. Most projects take 6–10 weeks from order to completion depending on size and complexity. We'll give you a timeline estimate at quote.
