The Difference

A Shed Called A Tiny Home
vs. A Certified Build

Most shed builders in NC and SC will sell you a building, put "tiny home" in the marketing and let you figure out the permit side. We built a different program.

Standard Shed, "Tiny Home"

  • No engineer-stamped structural plans
  • Not designed for residential occupancy
  • No documented foundation spec
  • County permit application gets rejected
  • No path forward after county denies it
  • Your $30K building may have to come down

Speedy Sheds Certified Tiny Home Prep

  • Engineer-stamped structural plans included
  • Built to Residential Building Code (RBC)
  • Documented foundation spec for your county
  • Inspector has real paperwork to review
  • Contractor can pull permits from day one
  • Your investment is protected
Why It Matters

What Happens Without
The Right Paperwork

Early on at Speedy Sheds, a customer bought a $30,000 building with the intention of living in it. He did everything right, went to his county to permit it. The inspector pulled the engineering plans, looked at the structural classification and rejected the application. The building wasn't engineered for residential occupancy.

Once the county says no, there's no clean fix. The building stays a storage shed or it comes down. That customer had real money tied up in a project that couldn't move forward.

That's why we built the Certified Tiny Home Prep program. Engineer-stamped plans. Documented foundation specs. Real paperwork that an inspector can review and approve.

If you're shopping for a tiny home shell anywhere in NC or SC, ask the builder for their engineering documentation. If they can't produce it, you're buying a shed and hoping nobody asks questions.

Local Permitting

What You Need
To Know About Your County

Every county in NC and SC handles permitting a little differently. The structural certification is your starting point, it's the part that's not negotiable and the part you can't fix later.

Zoning rules, utility hookups, septic requirements and final occupancy approvals vary by jurisdiction. Some counties are straightforward. Others have layered requirements that take time.

Our team can point you in the right direction for the local pieces. The conversation with your county is yours to have, but at least with our engineering documentation, you'll show up with the right paperwork.
